Over the years, I observed that one of the subjects which the students dread most is property valuation. I have also discovered too, that the subject of valuation is a ‘no go area’ to some of the professing Valuers. Little wonder then that one finds some Estate Surveyors and Valuers concentrating mainly on real estate agency and property management aspects of the estate surveying and valuation profession. Even these aspects are not well handled in certain cases especially where it becomes imperative that one form of valuation or the other have to be carried out. Worst hit, as regards this valuation problem, are the candidates preparing for professional examinations – for the simple fact that they are unable to lay their hands on a book that comprehensively covers their respective examination syllabus in valuation. The result, over the years, has consistently been mass failure in this all-important subject. Consequently, this book is prepared with these and other related challenges in mind.
This book consists of three main parts namely: non-statutory valuations, statutory valuations, an introduction to environmental valuation in 24 chapters format. This book is a lucid explanation of both the principles and practice of property valuation, practically oriented in nature and written in a style that is unfettered with jargons. An attempt has been made to cover every aspect of the Nigerian Institution of Estate Surveyors and Valuers’ professional qualifying examination syllabus in valuation. The scope of the book also considers vital areas of valuation syllabuses of tertiary institutions in Nigeria.
